The Residential Property Price Index (RPPI) tracks price changes for all residential properties transacted nationally. Ireland's housing market crashed by over 50% after 2008 before recovering strongly from 2013 onward, driven by a chronic shortage of new supply relative to demand.

Context

The national RPPI stood at 206.0 in May 2026 (base 2015=100), up 6.2% year-on-year and up 64.9% since 2015. Prices peaked in 2007 before the property crash, and did not bottom out until 2012-2013, when the index had fallen by more than half from its peak. Since then, chronic undersupply of new housing has driven a sustained recovery. New dwelling completions reached 7,856 in Q1 2026.
